An annual service agreement gets a home a 21-point inspection of its heating and cooling equipment once a year, so small issues turn up on a scheduled visit instead of showing up as a breakdown at six in the morning. The same HVAC crew that installs and repairs furnaces and air conditioners across St. Joseph runs the inspection, not a separate maintenance-only technician who's never seen the system before.

Commercial agreements run through Linc Service

For businesses, the maintenance side of the relationship runs through the same Linc Service partnership behind our energy services work: a facility-wide maintenance program built around a building's actual equipment instead of a one-size schedule. A restaurant kitchen, an apartment complex and an office building all wear their mechanical systems differently, and a facility agreement gets built around that.

It's the commercial equivalent of the residential inspection: scheduled attention instead of waiting for a call, run by a crew that already knows the building from the service calls before it.

Why a third-generation shop sells maintenance at all

We've worked out of the same State Street shop since 1902, and it's usually the same crew that comes back for the inspection that installed the furnace or fixed the leak the year before. That continuity is most of the reason a service agreement is worth having: not a line on paper, but a technician who already knows the equipment walking back in the door.
